Who we are

Rentdial is run by RDZZ LTD (company number 14352914), 483 Green Lanes, London, England, N13 4BS. By using this site you accept these terms.

This is software, not legal advice

Rentdial is a software tool. It is not a law firm and gives no legal advice. It fills in a prescribed form and works out dates and amounts from what you enter. Whether to increase a rent, by how much, and whether a notice suits a particular tenancy are your decisions; take proper advice if anything is unusual or disputed. GOV.UK's rent increase guidance is a good place to start.

The notices it produces

Rentdial lays out Form 4A (05.26), the form prescribed for England by SI 2026/354, with its wording unchanged, and fills it in from your tenancy list. Packs downloaded without a licence code are marked PREVIEW on every page and are for checking, not serving. A valid licence code produces the same notices without the marking. The government's blank form is on GOV.UK.

You are responsible for the details in your tenancy list, for checking each notice before you sign it, and for serving it correctly and keeping evidence that you did. The dates Rentdial gives assume each tenant receives the notice on the service date you enter. If you serve later, work the plan out again with the later date.

What it covers

Private-sector assured tenancies in England under section 13 of the Housing Act 1988 as amended by the Renters' Rights Act 2025, with rent paid weekly, fortnightly, every four weeks or monthly. It does not cover social housing, agricultural occupancies, Rent Act regulated tenancies, licences or lodgers, or property in Wales, Scotland or Northern Ireland.

Licences and payment

A landlord licence costs £49 a year and covers packs of up to 25 tenancies. A letting agent licence costs £249 a year per branch. Each covers every pack you make in the twelve months after the code is issued. Licence codes are for the person or branch that bought them; please don't share them. If a pack is wrong because of a fault in Rentdial, tell us at hello@rentdial.co.uk and we will fix it or refund that year's fee.

Limits of liability

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Otherwise, our total liability to you in any year is limited to the licence fee you paid for that year, and we are not liable for loss of rent, profit or business, or for losses caused by details you entered or by how a notice was served. If you use Rentdial as a consumer, your statutory rights are not affected.

Changes and law

We will update Rentdial when the law or the prescribed form changes, and may update these terms; the date at the top shows when they last changed. These terms are governed by the law of England and Wales.
